This tool is intended for companies in the private and public sector to support them in conductiong their occupational safety and health risk assessment. A broad variety of risks is addressed including ergonimic risks due to prolonged sittings, aspects related to lighting and working with a screen and much more.

The tool has been developed for and by the sector. During the development of the Belgian tool 'OiRA Immo’, the potential risks associated with the real estate sector have been analysed and have shown that companies and their workers need to be more attentive to the risks in their business. The tool is adapted to the specific characteristics of the sector. On the one hand there is an extensive module on office work, but on the other hand there are also modules with specific attention for the safety and health of employees who work on site (cleaning, management and maintenance of buildings). In addition to identifying the risks, solutions are provided to manage them. The tool contributes to better and safer working conditions in the sector which will lead to healthy and motivated workers.

Ai sensi dell’articolo 29 comma 6 quater del d.lgs. 81/2008, con il quale si dispone l’individuazione di strumenti di supporto per la valutazione dei rischi, tra cui gli strumenti informatizzati secondo il prototipo OiRA, è stato realizzato dal gruppo di lavoro nazionale costituito su base tripartita, il tool dedicato al settore uffici. Il presente strumento si applica nelle attività di ufficio dei settori privati e pubblici in cui siano presenti lavoratori rispondenti alla definizione di cui all’art. 2 del d.lgs. 81/2008 ed è mirato a guidare il Datore di lavoro nell'effettuazione della valutazione dei rischi con individuazione delle misure di prevenzione e protezione, a tutela della salute e sicurezza dei lavoratori, e nella redazione del relativo documento, per le attività di ufficio svolte in medie, piccole e micro imprese. Nello strumento non sono presenti i rischi da vibrazioni, da atmosfere esplosive, da campi elettromagnetici, da radiazioni ottiche artificiali poiché, da un punto di vista delle esposizioni, non sono significativi per le attività di ufficio. Questa versione del tool Italiano Uffici non è ancora aggiornata per il rischio incendio e la relatvia formazione alle modifiche intervenute con il D.M. 1 settembre, il DM 2 settembre 2021 e il DM 3 settembre 2021.

This OiRA tool is intended for micro and small enterprises who are in the process of carrying out an assessment of the risks commonly encountered in an office environment. This OiRA tool also refers to the current legal provisions in place. This tool identifies the most common hazardous situations and assists the users to come up with control measures and an action plan to address these risks.

The apparently routine activities of the Real Estate Agencies, in fact, pose hazards and harbor risks from many different sources. Besides the traditional ones, related to office work, risks may also arise from contacts with various clients and viewing and visiting sites, including ones under construction. Finally yet importantly, there exist risks related to road accidents and to exposure to biological agents, sometimes present in already occupied properties.In line with the above-said characteristics of the activity, this OiRA tool allows to evaluate the risks inherent in the business in a user-friendly manner and to set appropriate measures for their elimination / minimization.

Working in offices has a wide scope and covers companies from the tertiary sector, as well as from the secondary sector and even the primary sector. This tool deals, among others, with the main hazards/risks in the various work areas; from standing or sitting postures to the use of computers, printers/photocopiers and guillotines. It also addresses the psychosocial and stress risks to which workers might be exposed, the problems associated with emergencies, as well as structural/environmental hazards/risks and occupational safety and health management. The tool allows an assessment of existing risks, suggests measures to be implemented to control these risks and produces an action plan that users can adopt in order to manage health and safety in their office.
